Project Manager - Luxury Villa Construction & Development

About the role

The Project Manager will oversee the full lifecycle of luxury villa projects, from land acquisition and design coordination through construction, quality control, and final handover to buyers. This role blends construction management expertise with a high‑level client‑facing polish, ensuring premium, sellable assets meet the expectations of high‑net‑worth customers.

Key responsibilities

• Manage end‑to‑end delivery of multiple luxury villa builds, including scheduling, budgeting, procurement, and site supervision.
• Coordinate architects, structural engineers, interior designers, and specialty subcontractors such as pool, landscaping, smart‑home, and high‑end finish providers.
• Ensure all builds meet luxury‑market quality standards, resolve defects, and oversee snagging and warranty documentation.
• Track budgets, cost forecasts, change orders, and variance reporting to owners/investors.
• Liaise with local authorities for permits, inspections, and code compliance, and maintain health & safety standards on all sites.

Required profile

• Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related field.
• Minimum 5 years of project management experience in residential construction, preferably luxury or high‑end residential projects.
• Proven ability to manage multiple concurrent projects and subcontractor teams.
• Strong communication skills for interfacing with investors, designers, and high‑net‑worth buyers.

Required skills

• Proficiency with project management/scheduling software (e.g., MS Project, Procore).
• Strong budgeting and cost‑control capabilities.
• Knowledge of premium construction methods, materials, and finishing standards.
• PMP certification (a plus).
• Experience negotiating contracts and managing subcontractor relationships.
