Principal Architect – Interior Fit‑Out & Renovation (Contract)

About the role

The Principal Architect will lead the planning, design, and execution of interior fit‑out and renovation projects. This contract position requires a senior professional who can transform existing premises into functional office and accommodation spaces while ensuring compliance with all relevant codes and regulations.

Key responsibilities

• Assess existing premises and develop renovation and fit‑out strategies.
• Prepare detailed 2D, 3D, and CAD designs, including multiple iterations and final 3D video walkthroughs.
• Design furniture layouts, garden/landscape areas, and ensure a cohesive indoor‑outdoor aesthetic.
• Produce technical specifications, BOQs, and cost estimates for interior fit‑out, MEP, firefighting, IT, networking, and landscape works.
• Support procurement, vendor evaluation, and bid analysis to align with approved designs.
• Conduct regular site visits, supervise works, review drawings, materials, and samples, and monitor quality, timelines, and costs.
• Verify measurements, contractor bills, and invoices; perform rate analysis and cost benchmarking.
• Submit weekly progress reports and ensure complete project close‑out documentation, including as‑built MEP/HVAC records.

Required profile

• Bachelor’s or master’s degree in architecture or a related field.
• 8‑12 years of experience in interior fit‑out, renovation, office spaces, accommodation planning, and landscape design.
• Strong knowledge of MEP and HVAC systems with ability to interpret and verify as‑built drawings.
• Familiarity with public procurement regulations and international contract standards such as FIDIC.
